Plan Prices & Ordering

 When you order Deck or Porch Building Plans, you will receive a complete set of Building Plans from which to build your project.  You will also need these Building Plans in order to obtain a Building Permit. 

Our Deck-Porch-Gazebo Plans are very clear and detailed CAD plans by Mike French, a 25 year construction industry veteran and Virginia Class A Licensed Builder.   Mike has specialized in Outdoor Structure Design & Build for over 25 years. He has attended The University of Virginia School of Engineering and graduated with honors from Mary Washington College with degrees in Mathematics and Physics (and is way cooler than his kids think he is).

Our hard copies are on 11" x 17" blue gridline drafting paper (scale: 1/4" = 1') and contain an overhead view and side or front elevation views if appropriate.   Each set of plans contains a legend or key which will explain any symbols used.  Our plans include locations and sizes for all structural members such as footings, beams, support posts, 2x bands, floor joists, railing posts, etc.   We have also included many additional pages of information to help you with construction such as the following:

    As with any such project, it is assumed that the builder has a solid, working knowledge of carpentry and construction.   Before initiating construction be sure to check with your local municipal Plan Review.   Ask them to check these plans and recommend any changes your local officials may Smaller Version of McKnight Deckrequire in order to meet Building Code for your area.   For example, the depth of footings will vary from location to location due to geographic variations in the frost line.   Another example:  Snow loading (and roof design) varies with geographic location.   Whereas good carpentry techniques are normally recognizable anywhere you go, nonetheless, each locality usually has its own ideas of what is and what is not proper.   Please be sure to check with your local Building Department Plan Review before you start.  It is for these above reasons that VIRGINIA DECKING & REMODELING's guarantee of these plans is limited to the cost of the plans.

   

We will also include a Materials List for your convenience and at no extra charge. Raised Octagon on Deck It should be understood that the Materials List has been assembled by our own crews who build these decks and porches.  These men are carpentry professionals, but all carpenters vary in their techniques.   Any two carpenters will assemble a Materials List differently even for the same deck.  It is for this reason that VIRGINIA DECKING & REMODELING will not guaranty the accuracy of the Materials List.
