We Need a Good Deck Crew Now!

 

Virginia Decking sells decks in Maryland, and a BUNCH of decks in Virginia. I have a great crew already in Maryland, but I need to locate a first class deck and screen porch company that can build even more decks that I will be selling in Maryland. I currently have two great deck firms that I sell for in Virginia... but I also need another crew that can do decks and some porches for us in the Fredericksburg area (Prince William to Stafford to Spotsylvania... maybe some in King George occasionally). Here is how it normally works (and you are gonna love this):

I design and sell the deck
I provide you with the Building Plans
The homeowner provides all the materials from your takeoff

The homeowner gets his own Permit

You provide only the labor

You are paid directly by the homeowner

This is like working for a home builder who provides materials, permit, plans and you just build it... but you will earn a little more per square foot than what most builders pay. The money works out as follows:

 

Pressure treated deck
$6.66/SF labor
Pressure treated stairs/landings
$8.66/SF labor
Composite deck (like Trex or GeoDeck®)
$7.33/SF labor
Composite stairs/landings
$9.33/SF labor

 

But rarely do you ever just build a deck that doesn't involve some kind of extra like a level change or an extra beam near the house or whatever. The labor for some of the extras work out as follows:

 

Flower boxes (pressure treated)
$13.32/SF
Benches (pressure treated)
$13.00/SF
Level change
$167.00 ea
Extra beam
$167.00 ea
Footings if more than three (3)
$20.00 ea*

 

*The prices we charge the homeowner include 3 footings standard, but the homeowner will pay an additional $20 for each footing the deck requires over 3.

Also, you are only expected to dig 3'-0" in search of solid, undisturbed soil (2'-0" is typical). Should you find yourself on fill dirt, contracts are written so that you are paid $1.00 for each inch each footing exceeds 36" in depth.

We also have more provisions in the contract to protect you if you have to dig further than what you can or should dig by hand... or if you encounter a large rock blocking the hole or if you must rent additional equipment to dig through extremely hard ground. The above prices should give you a good idea of what to expect, but about 25% of the time we get a "framing only" contract in which the deck company provides the labor to "frame only" and the homeowner installs the decking, railings and trim himself. In this case (you are REALLY gonna love this) you get:

$4.50/SF labor to frame
Stairs & landings (pressure treated)
$6.00/SF labor to frame
Level change
$167.00 ea
Extra beam
$167.00 ea
Footings if more than three (3)
$20.00 ea*

I have one client in Columbia, MD under contract right now for a deck that needs someone to build it. The homeowner will buy materials, obtain his own Permit, and I have the Building Plans. I need a good crew to build it. It pays a total of $5203 ($2601 upon framing and $2602 upon completion). It will take you a 5 to 10 days depending on the size of your crew.
